Who we are
The Bayshore Village Community
Bayshore Village is a land-leased, well-maintained, gated 55+ community with palm tree lined and lit streets. Bayshore Village is located in North Fort Myers which is in Southwest Florida in Lee County.
- The park is currently operated by ARC Investments, a property management company out of California.
- Given this is a land-leased park, residents in Bayshore own their home, not the lot. With this, Residents pay a quarterly lot rent which currently includes fees for the base lot rent as well as fees for owner contracts for: cable, lawn mowing of the park and home lots (not lot trimming), and garbage/horticulture/recycling pick-up services. The first quarter rent also includes the pass-on local property tax.
- Other utilities including internet are additional separate responsibilities of each resident.
- Residents and their guests are to abide by rules outlined in the park prospectus.
- The Bayshore Village neighborhood is comprised of 267 lots of manufactured homes nestled around two nature preserve conservation areas. The community roads have sidewalks on each side, and some amenities include a heated pool November-April weather permitting, a large clubhouse with a serving kitchen, shuffleboard courts, bocce ball courts, billiards, library, cards, BINGO, horseshoe pits, a patio with propane grills.
